MLS# 7158811 - 11890 390th Avenue Blue Earth, MN 56013

Located on the edge of Blue Earth, Minnesota, this 120.59+/- acre recreational property offers the opportunity to hunt waterfowl, pheasants, and whitetails on one tract while staying just minutes from town and Interstate 90. In an area dominated by agricultural land, this property provides established wildlife habitat and a long local history as a hunting ground. Waterfowl hunting is one of the property's attractions. Local hunters know the history of goose and duck hunting on this ground, and the combination of wetlands, grassland, and surrounding agricultural fields creates the type of setting waterfowl hunters look for each fall. From early-season hunts to migrating birds later in the year, this is a property where mornings can start in the marsh watching the sky rather than with a long drive to the hunting ground. The property also supports a strong pheasant population. Grass and wetland habitat combined with the surrounding farm country provide the ingredients needed for upland birds. For someone who enjoys walking behind a good bird dog, the ability to pursue pheasants on the same property used for waterfowl hunting adds another dimension to the recreational value. Whitetail hunters should not overlook this tract either. Quality deer have been harvested from the property, and an established food plot provides an existing hunting feature for the next owner. The surrounding agricultural landscape provides additional food sources, while the property's cover and wetland habitat give deer another reason to travel through and use the property. The ability to hunt multiple species is what makes this property particularly interesting. An October weekend might mean a morning waterfowl hunt followed by an afternoon walking for pheasants. As November arrives, attention can shift toward whitetails and the established food plot. Instead of owning ground geared toward a single season, this tract offers recreational opportunities throughout much of Minnesota's fall hunting calendar. The property is enrolled in the Reinvest in Minnesota, or RIM, and Wetlands Reserve Program, or WRP, and is not buildable. Buyers should review the applicable program documents, restrictions, and permitted uses as part of their due diligence. For the buyer whose primary goal is owning recreational hunting land rather than a future building site. Another unique feature is the billboard located near the northeast corner of the property. The billboard generates annual income, providing a revenue component not commonly found on recreational hunting properties of this type. Access and location are additional strengths. The property has established access and sits directly on the edge of the Blue Earth city limits. Interstate 90 is nearby, providing a convenient route from other areas of southern Minnesota and northern Iowa. Blue Earth offers groceries, fuel, restaurants, hardware, and other everyday services only minutes from the property. Hotel lodging is located immediately west of the property, which can be convenient when hunting partners, friends, or family are visiting from outside the area. That combination can make owning hunting land considerably easier. You can grab supplies in Blue Earth, hunt for the day, and have restaurants, fuel, and lodging nearby rather than driving a considerable distance back to town. There is also something to be said for having this much recreational opportunity without needing to travel hours from town. A fall morning could start with coffee before daylight, followed by a waterfowl hunt, an afternoon pheasant walk, or an evening watching the food plot for deer. For a buyer who wants hunting land to actually use regularly, proximity can matter just as much as acreage.
